I dealt with here in the bronx.Judge Arleen Hahn literally makes up laws and appears to judge based on her mood not the law, with her dismissing cases for frivolous reasons such as someone taking payment after a tenant is in a unit several months into a holdover eviction even though the law states this is legal to do. She'll make things up like there isn't month to month leases in nyc several months into a case seemingly because a tenant doesn't have a lawyer. She also appears to dismiss cases due such things as it being lunch time or close to the end of the day. This court is clearly built to wear down landlords drqgging this out by essentially every ruling being "you can come back in a few months and we'll figure it out then," or "let's give the tenant more time" This is a joke of a court stacked with lawyers and judges who are all tenant advocates. Judge Hahn if you are reading this do your job and judge based on the situation.you may say you don't beleive the following but your actions indicate otherwise. A tenant shouldn't be considered to be in the right just because they don't have a lawyer and you want to give them "a fighting chance". Stop pushing programs that don't work or ran out of money, I'm looking at you erap and the other terrible programs that nyc comes up with, onto landlords. Stop dismissing cases because it doesn't fit some narrative you don't like, stop making up laws to protect tenants or so you can finish your day and stop pushing solely for tenant protections just so you can protect constituents. You are messing with people's livelihoods as landlords just to insure politicians get elected. If you don't believe this is a business how about you go change the laws so that a landlord isn't taxed like its a business, you seem to be good at changing laws when they dont fit your narrative.
